Annual Heating System Check – Service Technician Checklist

Most HVAC manufacturers recommend at least an annual inspection and system check of your heating unit by a licensed professional technician.

Here’s a comprehensive checklist of heating system services to give homeowners a complete understanding of the entire processes. Please note: It’s best to schedule your annual service during the Fall, before the system is actively running in Winter months.

Basic Tasks:

  • Visual inspection of the heating system
        • Examine the equipment condition and installation quality
        • Examine the system for flue pipe corrosion or leaks, clean flue pipe
        • Inspect and clean the boiler or furnace
        • Check for combustible materials around furnace and clearances
        • Check heat anticipator, inspect heat exchanger for leaks and clean up any soot deposits
        • Inspect and clean air registers or baseboard radiators
        • Check amperage, and oil if needed
        • Check, clean or replace the air filter
        • Ensure proper ventilation
        • Inspect system wiring cracks or lose connections
        • Check safety devices like smoke detector, etc.
  • Test duct system for air tightness, seal with duct mastic, if necessary
  • Check, clean and adjust the burners for proper ignition, burner flame and flame sensor. Clean burner nozzle
  • Clean interior of vestibule
  • Lubricate moving parts, if necessary
  • Test and adjust pilot light, clean pilot assembly
  • Test the carbon monoxide detector
  • Tighten electrical connections
  • Check noise and vibration levels

Additional Tasks:

  • Test the static air pressure
  • Check thermocouple, replace if necessary
  • Check thermostat and thermostat contacts
  • Assess temperature difference of supply & return air temperatures
  • Check gas valve operation, test for gas leaks, set gas pressure
  • Check for combustion air, inspect combustion chamber, analyze combustion gases
  • Check fan control
  • Check for fan belt tension and alignment
  • Check blower wheel, motor and lube
  • Check and secure all panels, blower doors
  • Make final operation test
  • Make recommendations for heating system improvements, if required
